Assignment 2: Individual Redevelopment Proposal

1. Individual Proposal Assignment Overview:

Your organisation wants to redevelop the Hereford Street and Sibson Road site. Your organisation is hoping to secure a large portion of the finance required for the project from a newly established bank – The Bank for Tackling Climate Change. (A commercial bank set-up as a joint venture by a number of high worth individuals with a keen interest in combatting climate change whilst also making money). The Bank lends money on favourable terms to developers that have robust and credible project proposals for creating economically viable sustainable built assets as part of regeneration projects.

Your organisation will need to demonstrate to the Bank that the arrangements to be put in place for project delivery will be robust such as will reduce the risk of the building not achieving its sustainability and financial targets. Base on your group redevelopment proposal, you are requested to prepare a maximum 3000 words individual project delivery proposal to the Bank in order to secure the finance for the redevelopment of the Hereford Street and Sibson Road site. Your proposal should evidence your understanding of the process involved in the delivery of a major real estate development project. General guidelines on the relevant areas of analysis are provided below, which present a comprehensive review of the considerations that inform the development of real estate.

This individual delivery proposal report is to cover the following areas:

1. A brief summary of the redevelopment proposal
2. A summary of the appraisal of how the redevelopment proposal meets the sustainability and planning constraints
3. Proposed type of procurement / contract
4. Construction Design and Management (CDM) considerations
5. Building regulation considerations (Fire protection / Health and Safety)
6. The development appraisal to demonstrate the profitability of the scheme
7. Proposed timeline for the new development

Your potential funders would look for a proposal that:

1. Minimises risk;
2. Maximise profitability; and
3. Ensures sustainability.

Your final submission should be structured as a report with a clear introduction and conclusion. You should try to avoid providing a lot of information without any critical thought, a descriptive response is not enough to achieve a high mark, your individual report should be concise, focused, demonstrating a clear line of argument, and you should adopt a personal perspective. Your individual report must not be the same as the reports from other members in the same group.

Do NOT include your name or student number within the file name or anywhere within your submission. The submission will be subject to anonymous marking. Having logged into Turnitin on Blackboard, the system will record your details anonymously and tutors will only see your name after the entire submission has been assessed and provisional marks have been released to all students at the same time.

4. Mitigating Circumstances

The various elements of the individual report are assessed on the extent to which the students are able to demonstrate ability to apply their acquired knowledge to problem-based scenarios and in doing so you must reference practice into theory. This includes the references to the published works such as books, journal or newspaper articles, government reports, dissertations and theses, and material from the Internet. 6. Academic Offences

Academic offences, including plagiarism are treated very seriously. Plagiarism must be avoided at all costs and students who break rules, however innocently, will be penalised. All submitted work is passed through ‘Turnitin’ system to determine the originality score.
